Winkels, City Planner <br />SUBJECTS "Addendum to VN-157 report <br />The report on VN-157 raises some concerns which I feel could use <br />some additional clarification. <br />First, the concern was- raised whether this proposal ;is in keeping <br />with the intent and purpose of the sign ordinance. I would just add to <br />he report by saying-that if this were anew building it could be identified- <br />by either a single ground or wa11 sign, displaying the name of the building <br />on 1y. Aground. sign, if erected, could not exceed 20 feet. in height <br />nor 36 square feet in area. A wall sign, if erected, could not exceed <br />30% of: the selected signable area. Interior .activities could be <br />identified together onan integrated wall directory, with identification- <br />limited to one square foot per activity. This wa11 directory must be <br />"`placed within a signable area. <br />Second,' the concern was raised whether the warrants are present. to <br />justify the request. Section/14-220 indicates that the necessary elements <br />' ir'1 Ike lot ion to sign variances;' are <br />~6 Practical difficulties <br />~~ Unnecessary.. hardship <br />~~ Results inconsistent with .the general purpose of Chaper XIV <br />Zri audition, it is stated that: <br />1. Special circumstances involving size, shape, topography, or <br />location must be `attached to the.~iroperty. <br />2. The gra,~ting,of the variance shall not constitute special <br />privilege. <br />Third.,-the concern was raised regarding future .tenants who may <br />desire signing. I would just add that any modification to existing signs, <br />such as changing panels on the ground sign, would require. variances before <br />permits could be issued. <br />James F.
