T. ~~Tilson Co. <br />Location: Northeast corner of 14th Sto and Silver Lake Road.. <br />Street address 1403 Silver Lake Road.. <br />Zoning: B-2 <br />Existing Signs: 1 ground sign - double faced <br />height-'~ 2 feet <br />Area - 26'x8' _ ?~J8 sq f_t <br />~, wall signs -located on south side of building <br />Summary: <br />The applicants are requesting a variance to erect three (3) <br />signs on property having existing non-conforming signs. The. building <br />in q~uastion is a builiding of multiple occupancy having shared <br />entrances and for purposes of signing is governed by Section 14-?_00 <br />(c-2) of the honing Code. Essentially, such buildings may be <br />identified by a single ground or wall sign displaying the name. of <br />• $ze building only, .and interior activities shall be identified together <br />~ an integrated wall directory. The eixisting ground sign on the <br />property is non--^onforming due to its height, area, items of <br />information, and because it does not identify the building only. <br />There are four (!4) separate wall signs which are also non-conforming <br />in relation to code requirements. <br />The applicants are requesting the variance to erect three <br />(3) signs, two of which would be placed on either side of the existing <br />ground sign, and one (1) wall sign. The applicants have indicated <br />that their warrants for requesting the variance are that 1) their <br />customers would have difficulty locating their company, 2) the <br />public image of R.T. U?ilson Co. would be impaired; and 3) because <br />denial of the request would be inconsistent with the other signs <br />on the property. <br />B iscussion• <br />The applicants are requesting a variance to erect three (3) <br />signs to advertise their business located at 14.05 Silver Lake Road. <br />The variance is needed because they are existing non-conforming signs <br />cn the property and sign permits can not be issued until a variance <br />has been approved.
