a <br />Y <br />E <br />• <br />Request: VN-158, Variance to Permit Front Yard Parking in <br />an Industrial Zoning District <br />Applicant: Dahlke Trailer Sales <br />Location: 1155 Old Highway 8 (immediately north of I-694 <br />and east of Old Highway 8) <br />Zoning: I-1 <br />• <br />SUMMARY <br />The applicants are requesting a variance to park new sales <br />trailers in what is defined as their front ,yard. The buildings <br />on the property are .set back 180 feet from Old Highway 8 which <br />means the entire area in front of the office building is the <br />front yard.. The applicants have indicated that if therehwould <br />maintain the 180-foot setback for trailer parking, <br />be a hardship because they would be unable to use. approximately <br />1.05 acres of their property. The requested variance would <br />allow parking in the front yard, but would not be directly in <br />front of the building. <br />CODE REQUIREMENTS <br />Sections 11-040 and 2-700 state that the crucial points of a <br />variance request are: <br />1, Undue hardship <br />2. Unique circumstances, and <br />3o applying to property <br />It is further stated that a variance is not justified unless <br />all three elements are present in the case. <br />DISCUSSION <br />• <br />In conjunction with their request to use the property at <br />1155 Old Highway 8 for semi-trailer sales and sao~aof,theirke <br />Trailer Sales is requesting a variance to use p <br />front yard for the parking of new trailers. <br />Section 10-i20 states that in any industrial district, any <br />front and/or side yard bordering upon a street shall be land- <br />scaped and shall not be used for parking.
