The area directly <br />in front of the building is. landscaped with sod, bushes, and <br />trees, The area the applicant desires to use for parking is <br />south of their driveway and south of the buildings, but still <br />in the front yard as defined above. <br />The applicant has indicated that they feel the situation is <br />unique because of the large (180 feet) setback for the building, <br />and because they feel their driveway forms a natural barrier <br />in terms of parking and landscaped areaso Further, the appli- <br />cant has indicated that a hardship would exist because they <br />would be unable to use approximately 1.05 acres of their <br />propertya <br />Our prime concern for this request, other than if the ordinance <br />requirements are met, is the impact of having semi-trailers <br />parked near Old Highway 8, The applicant has submitted a land- <br />scape plan. in conjunction with SP-71 which does show location <br />of trees existing and to be planted. Landscaping would lessen <br />the visual impact of the trailers. In consideration of the <br />request, the Planning Commission may want to consider whether <br />the landscape plan submitted is adequate, if the variance is <br />approved. <br />We would note that if the variance were approved, all of the <br />area lying within the front yard would have to have concrete <br />curbing around all driveways and parking areas. <br />• <br />
