Buildings having multiple occupancy with shared <br />entrances: Such joint occupancy buildings may <br />be identified by a single ground or wall sign <br />in conformance with Sections 14-040, 1-120 and 14-130 <br />except that such sign shall display the name of the <br />building only. Interior: activities shall be <br />identified together on an integrated wall directory. <br />Such identification shall be limited to one square <br />foot per activity and such directory must be placed <br />within a signable area. <br />The existing wall signs are non-conforming because they are <br />not integrated in a wall directory and because they exceed the one <br />square foot per activity requirement. The ground sign is non-conforming- <br />because it exceeds the district height, area, and items of information, <br />limitations, and because it does not strictly identify the building <br />We must also add that permits have never been issued for the wall <br />signs on the property. We have ordered the property owner to <br />correct this violation. <br />In regards to the future signing of the property, the applicant <br />has proposed to do the following: <br />1. The building signs would be made to conform with the <br />present ordinance. <br />2. The billboard would remain at its present height <br />for approximately five (5) years and would then be <br />cut to twenty(20) feet to meet the ordinance. <br />3. The names on the ground sign would be of standard <br />size with uniform lettering and coloring. <br />4. After five (5) years, thei names on the ground sign <br />would be removed and only the property adress would <br />be displayed. <br />Relative to the applicant's first proposal, we would note <br />that to mare the building signs conforming, all interior activities <br />would have to be identified on an integrated wall directory. The <br />applicant has previously indicated that as there are.three sections <br />to the building, they would like a wall directory at each of the <br />three entrances, identifying the occupants of each building section.
