"Peterson <br />hocaton: 21iI Long Lake Road (north side of Long Lake and south of <br />.Long Lake Road") <br />zonin R-1 <br />Code Recturements <br />Section 10-O 10 states that the minimum requirements for lot <br />dimensions in a single family residence district are:' <br />1.":75 feet wide at the established-building setback line <br />2. 45 feet wide at the front lot line. <br />sections 2-700"and 11-040 state that the crucial points of a <br />variance request are: <br />1. Undue hardship <br />`2. Unique circumstances, and <br />3, Applying to property. <br />It is further stated that a variance is nvt justified unless all <br />three elements are present in the case. <br />` Discussion: <br />The_ap~~cant's father presently owns this rather large, somewhat. <br />~re~ula~ly shaped lot on the northern end of Long. Lake.. This lot <br />is appro~~:mately 99,000 square feet in area and varies in lot <br />.width from approx~a.tely 68 feet on Long Lake Road to approximately <br />206 feet in width at the lake. The applicant,'s father presently <br />.owns ~.nd occupies'"a single family house situated roughly in the <br />eenter of the parcel. The applicant's request is to subdivide <br />this-lot; creating two new lots,-.each of .which would have frontage <br />on Long Lake Road ,and also frontage on Long Lake. Both lots <br />" created would be "pan-handle" shaped. i;Ylzile both lots created <br />would be substantially above the minimum lot area of 10,000 square <br />feet, a variance is required as the lots created would have <br />insufficient lot width, 34 ,feet, at =the front lot line and also <br />would have insuf€cient width at the established :building setback <br />l.ne <br />
