In this sense, the applicant's <br />hardship ::may be self-created. The uniqueness of the property.. is alsc,,_ <br />questioned- in light of the fact that. Iots to the east. of this <br />parce ~.re also of very large size-and similar in topography. <br />While the above provides a rather negative .view of the request, <br />we caould also .comment-that the Tots created will be substantially <br />above the mnim~nlot area requirements, with each lot having <br />over an acre in area. This may have theeffe~t of negating ,some <br />of the concerns for lot widths as expressed above. <br />Relative to available utilities, the Gity Engineer has indicated <br />that sewer utilities would be available from a sewer line running <br />- along the southern portion of the lots and water facilities would <br />be available from Long Lake Road either west of the property <br />or north. of this property. <br />An additional consideration regarding this request is that City <br />ordinances require that the basement elevation of new construction <br />. .must be placed at an elevation at least three feet higher than the <br />regional flood plane elevation. The regional flood plain elevation <br />for Long Lake is 868. This ~~aould require the elevation of any.. <br />nezr home constructed on the proposed lot be placed at a minimum _ <br />of 871. We would suggest that approval, if granted, be conditioned <br />on the applicant providing a sketch howing that the house constructL` <br />could meet both the minimum elevation for basement slabs and <br />also meet all zoning code requirements in terms of setbacks.
