In the discussion for PL-108 it is noted that the <br />four.-lots created would be extremely deep and. that this may .not <br />be the most efficient use of land. It is further indicated- in <br />that discussion that while acquiring additional land or securing- <br />access-from 11th Ave. may be preferable `and may permit <br />more efficient land use,. those are factors: over which the applicant <br />may have little control. F <br />It should also be noted that both the-Board of .Planning and <br />the Housing and Redevelopment Authority have been discussing the <br />inclusion in their plans of a policy calling for a new single <br />family residence zoning district that would require smaller lot <br />areas and widths than the present ordinance... The intent is that <br />this district would be used in the older area of town where typical <br />lot sizes are smaller than the present ordinance-requirement in order <br />to remove the need for variances in order to build on these lots. <br />Neither group has defined a specific area where this new zoning. <br />district should apply.
