VN-16T -3- <br />2. Materials orgoods must meet district setback <br />requirements if goods exceed six feet'in height <br />(Section` 10-130(1)).. Setback requirements for this , <br />industrial district are 40 feet on both 5th Avenue <br />and lst 'Street. <br />3. Lack of required landscaping Section 10-120 (G.) <br />indicates that in any industrial district any front <br />and/or sideyard bordering upon a street shall be land <br />sc°sped and shall not be used for parking. <br />4. Front yard parking - Sections 10-120 (G) and <br />12--030 (C) prohibit off-street parking in industrial <br />districts in any front yard or any sideyard bordering <br />upon a street. <br />5. Lack of concrete curbing - Section 12-045 (E) indicates <br />that industrial developments are required to have concrete <br />curbs in yards abutting streets. <br />6. Lack of a dustless surface - Section 12-045 (E) indicates <br />that off-street parking and driving areas should be <br />provided with a dustless surface. <br />As the applicant apparently views the mobile trailer as an <br />alternative to actual construction, the Council may want to <br />address these non-conformities in the form of conditions for the <br />variance, if granted. One improvement that may be desirable is <br />a solid fence, perhaps cedar board, around the exterior of the <br />pole yard. This would have the effect of screening the property <br />and could possibly helpin the control-of dust. In addition, the <br />screening would reduce both the number and impact of existing <br />non-conformities. <br />Lastly, the Council may want to consider a time limit for <br />which the mobile trailer"may be used and maintained. This may <br />be justified in that the ordinance clearly states that the use of <br />trailers such as this should be temporary.
