VN-16T -3-
2. Materials orgoods must meet district setback
requirements if goods exceed six feet'in height
(Section` 10-130(1)).. Setback requirements for this ,
industrial district are 40 feet on both 5th Avenue
and lst 'Street.
3. Lack of required landscaping Section 10-120 (G.)
indicates that in any industrial district any front
and/or sideyard bordering upon a street shall be land
sc°sped and shall not be used for parking.
4. Front yard parking - Sections 10-120 (G) and
12--030 (C) prohibit off-street parking in industrial
districts in any front yard or any sideyard bordering
upon a street.
5. Lack of concrete curbing - Section 12-045 (E) indicates
that industrial developments are required to have concrete
curbs in yards abutting streets.
6. Lack of a dustless surface - Section 12-045 (E) indicates
that off-street parking and driving areas should be
provided with a dustless surface.
As the applicant apparently views the mobile trailer as an
alternative to actual construction, the Council may want to
address these non-conformities in the form of conditions for the
variance, if granted. One improvement that may be desirable is
a solid fence, perhaps cedar board, around the exterior of the
pole yard. This would have the effect of screening the property
and could possibly helpin the control-of dust. In addition, the
screening would reduce both the number and impact of existing
non-conformities.
Lastly, the Council may want to consider a time limit for
which the mobile trailer"may be used and maintained. This may
be justified in that the ordinance clearly states that the use of
trailers such as this should be temporary.
