I <br />PUBLIC HEARING <br />VN-167 <br />December, 28, 1976 <br />8:30 P.M. <br />Request: V14-167, Variance to permit mobile trailer to be used <br />as a supplementary office. <br />Applicant: MacGillis & Gibbs Company <br />Location: 440 5th Avenue NW <br />Zoning: I-- ' <br />Code Requirements: <br />Section 435:05, Subd. 4, states that the. Council may issue <br />temporary special permits for the temporary use of a mobile <br />home or-tailer as an office when the mobile home or trailer is <br />located outside of an authorized mobile home park. <br />Section 435:30 indicates that the Council shall have the right <br />to vary or modify the strict application of the above noted <br />ordinance in cases in which there are practical difficulties <br />or unnecessary hardships in the way of such strict application. <br />DiscusSiion- <br />The applicant has maintained a mobile trailer for office use <br />on their property for the past several months. The applicant <br />duffing this period has applied for and been granted three <br />temporary special permits to maintain the trailer on a temporary <br />basis. It has been verbally indicated thatthe MacGillis & Gibbs <br />'Company would like a more permanent solution than making application <br />for the temporary permit every 90 days. <br />In their application, the MacGillis & Gibbs Company has <br />addressed the warrants for a variance by stating that because of <br />the New Brighton Housing and Redevelopment Authority (HRA) time <br />table to remove the pole yard, they are hesitant at present to , <br />construct any elaborate building. <br />,In commenting on this request,-we would note that there does <br />appear to be a need for this.,,office space, that the trailer is not <br />visible from public streets end further, that we.-have not <br />received any complaints` or had- any problems with the maintenance <br />of the--trailer since it has been located on the property. <br />Relative to the applicant's "concern for the HRA plans and time <br />schedule we, would` note the following: J
