~. ` VN-173
•
-2-
4. The applicant has indicated on the. application that the
variance is requested because of the fact that large
amounts of fill and improvements are needed for the parcel
and that it would be better to build three homes versus
two homes. Further, that three homes would provide better
back yards and better drainage.
Ana lys is
A primary question regarding this request is its compatibility
with surrounding property. The aoeatenerallyabetween 75dandt100
that lots to the west and north g
feet in width, or somewhat larger in width than the typical
single family lot. Many of those lots are also of greater
depth than is typical. To the east, across 29th Ave., lots are
of the standard size in terms of width and size (75 ft.-wide,
10,000 sq. ft. in area). Gee would note that the proposed lots
while somewhat narrower than standard, would be approximately
11,500 square feet in area.
A second question is whether an average size home can be
built on the narrower lots meeting all other code requirements.
• The 66 foot in .width lots would require 5 foot sideyard setbacks,
leaving approximately 56-feet of buildable area. This would
appear to be sufficient as the average width of homes being
constructed is approximately 55 feet.
If the lot were split into just two lots, each lot would
have approximately 99 feet in width and 17,000 square feet in
area.
See also PL-110 for additional comments.
•
