VN-173 -2-
4. The .applicant has iri~ica~ed on f.he application that the
variance is requested becaase of the fact that large
amounts. of fill and improvements are needed for the .parcel
and that it would be betfier to build three homes ,versus
two homes . Further, ~. that tYiree ,.homes would provide better
back yards .and better drainage .
Ana 1Vs is : ';
A primary question regarding this request is its compatibility
with surrounding prope-rty. , _The location. map attached indicates
that lots ~to the west ana north--are. generally between 75 and 100
feet in width, or somewhat larger in--width than .the typical
single farmly lot. Many of those: lots are~also of Breater
depth than is typical. To the ea~t~ across 29th Ave., lots are
of the standard size in teems of :width and size (?:~ f t , wide ,
14,000:sq: ft: in area). We would note. that the proposed lots
while omewhat narrower-than standard,- would be approximately
11,500-square feet in: area.
A second question is -whether an average size home :can-be
built on the narrower lots mee~ing all other code` xequ`irements.
The 66 foot in width -lots would requa.re 5 foot sideyard setbacks,.
Leaving approximately ;56 feet of buildable ar-ea. This; would
appear.- to be sufficient a•s _the average w:idth~-of homes--being
constructed is approximately. 55 feet.
If the lot were split into just two lots, each lob would
have approximately 99 #eet in width and. 17, 00~ square feet in -
area.
flee also PL-110 for additional camments•. -
Planning Commission ~on~dPraton & Recommendation (612i;~77)
_ ,- -
P1PasP ^P~ ~ttae'~,ed
