VN-173•(, PL-110,1 Fireside Est~~tes <br />Tha City P?anner reviewed his comments noting tYiat the plat required „r <br />a variance as the three lots would be less than. 75 feet in width. <br />Mr. Tom Bud?ynski representing Fireside Realty, was present to <br />answer questions. <br />Commissioner Wickland stated that the Planning Commission and <br />Count-l have been rather firm on the ?5 foot width requirements <br />for new plats. , <br />Motion by Doyle, seconded by Brown, to 'recommend denial of <br />VN-173 based on the following Findings of Fact: <br />1. No unique circumstances or .undue hardship have been shown.. <br />~~ 2, The .smaller in width lots would not be Compatible. with <br />surrounding property. <br />3. Two lots would be more"Consistent with the surrounding <br />rie ighborhood . <br />M.r. Rudy Boyer, area builder, noted 'that the property has been <br />vacant for: some time, Mr.~Boyer stated that the°property-would <br />• require a,lot of fill.! Mr: Boyer stated that three homes would' <br />reduce the cost of'the`homes. _Mr. Boyer indicated that the <br />sideyard setbacks ,would probably be the same for; two or three <br />homes: Mr. Boyer stated that by building three. homes drainage <br />could be directed toward the street while two homes would probably <br />require a large drainage swale ` <br />Commissioner Hoyle stated that he did not understand what the <br />number Qf homes had to do wi~~h the lot contours. <br />Mr. Boyer stated that three hcraes would require less fill, provide <br />better drainage and probably reduce the. cost of each home. <br />..'This Mr. Boyer stated`would make .`the property usable. -- <br />Commissioner Doyle. noted-the recent Cobb variance request and <br />stated that a home was'beng designed to fit that lot. <br />Mr. Boyer stated that this area will probably take about a <br />$50,000 home .whether you build 2 or 3 homes, buttha~ with 2 <br />homes ,they will be mur_h smaller. Mr. Boyer stated :that he, felt <br />there was a:hardship -'haw else can.'you develop this into a <br />productive piece of property.. Mr. Beyer also noted-that 3 homes <br />would provide-more taxes. <br />Commissioner t~Tickland.asked what .the cost had been to Purchase ' <br />'the 'property from the County. <br />Mr. Budzynski stated that. Fireside. Realty had paid $12,000 for <br />the parcel, <br />Mr Royer noted, that this is still quite an investment. Mr. <br />\v Boyer stated, that it shouldbe'considered that :~ homes v~culd <br />make a'betterlving environment, reduce costs, make better <br />drainage.,,and driveways. Mr. Boyer,:stated that with 2 fats <br />,.the west lot__would probably be developed while the east lot __ <br />-- __ . • <br />_ -__ --- <br />--- - _ <br />might remain vacant .,;Mr. Boyer suggested that we make ,the <br />best use of the property. <br />Commissioner Brown. noted that the Planning Commission .has - <br />tried to be .consistent within neighborhoods. Commissioner Brown <br />noted that the lots across the street are 99 feet in width.. <br />Commissioner Brown stated that he would speak in favor of the <br />motion. Commissioner-Brown stated that there did not appear ~~ <br />to be any unique circumstances. <br />Vote in motion - 5 ayes '~0 Hayes'- carried <br />Motion by Doyle, seconded by Brown, to recommend denial of <br />PL-110 on basis of recommendation for variance application <br />VN-173. <br />5 ayes,..- 0 Hayes -:carried.. <br />
