Applicat-ion <br />2. See enclosed site 'and landscape plans- <br />Ordinance Requirements: <br />The New Brighton zoning code states that. in industrial <br />dis riots a minimum 1S foot side yard setback is required. <br />Discussion: <br />As can be seen from the enclosed site plans, Pletscher <br />Greenhouses would like to construct a two°stall loading garage <br />on .the north end of their existing building. The proposed <br />`garage addition would: be 10-;feet from heir: north or side yard <br />.property line, thus the reason for this request-. <br />The applicants reasons for xequest-ing. he ,variance are as <br />follows <br />1: The garage so situated .permits flowers and plants to <br />be loaded directly from the `c"ogler ar~d flower arranging <br />area... _ <br />2. They haue found it impossible to maintain a proper <br />working temperature, for employees in the retail area <br />when trucks and`: vans are being loaded during winter <br />months`: <br />3. Meeting the.- 15 foot- setback would. require than the <br />.entrance doors be visible .from Old Highway 8,'exposed: <br />to a northwest-wind: and the-interior would be: too ama11 <br />for of f is ient truck load ing. <br />4. The property immediately-to_the north is owned by;the <br />father-of this variance applicant. <br />As in any uarianee application., we have discussed possible location <br />alternatives but. the applicants-have indicated that given the <br />location of their cooler and present retail area, this is the <br />only rea lis is place- -for the load ing garage <br />Screening of the proposad garage is not possible as the l4 foot <br />remaining setback area is needed fora driveway. An agreement ' <br />could possibly be reached. to provide additional screening pn t <br />the applicants father's property if this were feltnece sary. <br />
