Can the lot be improved with a single family detached <br />dwelling in compliance with all other .applicable <br />building and zoning code provisions? <br />The applicant has submitted a basic plan for the <br />intended house (see attached house plans). All <br />applicable Building and Zoning Code provisions <br />could apparently be met with the exception that <br />the floor area ratio would exceed the .3 maximum <br />permitted in this R-1 district, <br />4. Can the lot be improved with a single family detached <br />dwelling without the granting of any variances? <br />The plans submitted indicate that a variance from the <br />floor area ratio (F,A,R,) is required, The lot, as <br />noted is 5,040 square feet in area. Using the maximum <br />,3 F,A,R, would permit a home of 1,512 square feet. <br />The plans submitted indicate that the applicant would <br />like to construct a home of 2,112 square feet or a <br />floor area ratio of .4. <br />5. Will development of the lot be detrimental to <br />surrounding lands? <br />The development of the lot would provide a new <br />structure that might benerally be expected to en- <br />hance the value of structures in the neighborhood. <br />Construction of new housing on this area would <br />certainly help to maintain the quality of the area <br />and stabalize property values. <br />6. Is the size of the lot compatible with other lot sizes <br />in the neighborhood. <br />Of the 165 surrounding parcels investigated, we have <br />found that 35 are in the same category as the subject <br />property. That is, they would require Council <br />permission in order to be built on. Most of these <br />lots are presently developed, though there are 3 <br />lots, one immediately across the street and 2 some- <br />what to the south, that are vacant. Of all the <br />remaining lots investigated, the majority would <br />totally meet present Code requirements in terms of <br />width and area, while the rest could be built on <br />without Council permission on the basis that they <br />meet 3/4 of the existing Zoning Code provisions, <br />
