Zs or has the lot been used in conjunction. with other <br />adjoining land? <br />We have no knowledge that this parcel has been used in <br />conjunction with adjoining land, <br />9, Has the owner of the lot taken voluntary actions which <br />knowingly created the situation requiring such special <br />permission? <br />The applicant/owner has just recently purchased this <br />property from the State of Minnesota, <br />10. Zs municipal sewer and water available? <br />Yes, <br />11. Does the proposal pose a fire hazard? <br />As of this writing we have not had the opportunity <br />to discuss this matter with the Fire Department. <br />The attached sketch indicates the proposed home <br />would be set back 10 feet from the north property <br />line and 6 feet from the south line. This would <br />place the home approximately 35 feet from the home <br />to the north and 11 feet from the home on the south. <br />There is also an alley in the rear of the lot so <br />access to the lot for fire protection may be adequate. <br />As indicated above, the reason for the variance application is <br />that the proposed home would exceed the allowed floor area ratio. <br />The applicant in applying for the variance has indicated his <br />feelings that the proposed home is: (1) The best design for the <br />lot, (2) Compatible with surrounding homes, and, (3) Would be <br />affordable being in the low forty thousand dollar range. <br />The lot itself is of a standard rectangular shape and is <br />virtually level. <br />We would note that in June of last year the Council considered a <br />request to build on the 40 foot lot across the street. The request <br />for a building permit was denied as the proposed home exceeded <br />the ,3 floor area ratio. <br />
