ALTERNATIVES ° The alternatives available for consideration and staff comments are as follows: 1. An action to deny both the variance request and the request to build on a substandard lot. The application does not present substantial reasons for granting the variance and the floor area ratio has been consistently adhered to in other similar requests. The applicant has indicated that he could build a home meeting all ordinance requirements. 2. An action to approve both the variance and request to build on a substandard lot. 3. An action to approve the request to build on a substandard lot, but to deny the request for a variance. The only major issue in this case appears to be the floor area ratio. The use of the property for a single family home is appropriate and the cost of the home that could be constructed would meet a need that the proposed Compre- hensive Plan has identified. 4. An action to amend the zoning code by increasing the floor area ratio or by creating a special zoning district for substandard lots. This latter possibility is currently being discussed by the Planning Commission in their Comprehensive Plan. J STAFF RECOMMENDATION: Staff recommends that VN-179 be denied by waiving the reading and adopting the attached resolution. The recommendation is based on our feeling that justifiable warrants for the variance have not been presented. Staff also recommends that the request to build on the substandard lot be approved by simple motion, subject to the condition that the home to be constructed meet all ordinance requirements including the floor area ratio. .~ ~ James F.
