- Planning Commission Consideration & Recommendation - 11/15/77 <br />VN-179 - Gordon Hedlund <br />The Director of Community Development reviewed the planning report. <br />Mr, Hedlund was present to respond to Planning Commission questions. <br />He Hated that he could eliminate a garage from the proposed house <br />as a way to reduce the floor area, He reviewed the plans for the <br />house that he would propose to build on the property. He noted <br />that the floor plan is reversed from the way the elevations for <br />the building were drawn, Mr. Hedlund showed a plan from the <br />Metropolitan Council for a basic house and noted that he could <br />build this smaller house on the property and conform to the city`s <br />ordinance, <br />Commissioner Wickland stated that he could not think of any hard- <br />ship and noted that the Council has never granted a variance for a <br />floor area ratio. <br />Commissioner Anderson noted that the problem is not with the house <br />that is proposed to be built, but with the floor area ratio, <br />Mr, Hedlund suggested that perhaps the city should adopt the <br />approach of St, Paul and create different single family residence <br />districts. <br />Commissioner Wickland noted that this was proposed in the <br />Comprehensive Plan. <br />Motion by Doyle, seconded by Wickland, to recommend denial of VN-179 <br />but to note that there may be a need to reconsider the floor area <br />ratio requirement in regard to housing of the type proposed by the <br />applicant. <br />Motion carried - 4 - C <br />Commissioner Wickland stated that he felt the Planning Commission <br />should note to the Council that it is becoming more and more <br />critical in the mind of the Planning Commission to do something in <br />regard to this type of problem. <br />
