RESOLUTION NO. 78-2 <br />NEW BRIGHTON PLANNING COMMISSION <br />BOARD OF REVIEW <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF <br />VARIANCE APPLICATION VN-181 <br />WHEREAS, an application for a variance VN-181 has been made <br />by Dahlke Trailer Sales, Inc., 1155 Old Highway 8, to permit the <br />erection of more than one ground sign, and <br />WHEREAS, the procedural history of the application is as <br />follows: <br />1. That an application for variance VN-181 was filed <br />with the City on January 12, 1978. <br />2. That the Board of Review heard and reviewed the <br />application at its meeting of January 17, 1978. <br />3. The written comments and analysis of the City <br />Planner and all person's statements made at the <br />Board of Review meeting were considered. <br />NOW THEREFORE BE IT RESOLVED by the Board of Review that the <br />following findings of fact are made in respect to VN-181: <br />1. That practical difficulties in the form of reduced <br />sign design quality would result from the strict <br />interpretation of the zoning code. <br />2. That removal or modification of the sign would impose <br />an unnecessary hardship on the applicant by denying <br />him signing expressive of his individual identity <br />when all other conditions for granting the variance <br />are met. <br />3. That the variance is necessitated by a creative design <br />which is not consistent with the stated purposes of the <br />zoning code. <br />4. That the proposed sign is in keeping with the special <br />circumstances of the design and appearance of the <br />applicant's building, both exterior and interior, and <br />the large front yard of the property. <br />
