1
RESOLUTION N0. 78-5
NEW BRIGHTON PLANNING COMMISSION
BOARD OF REVIEW
RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF
VARIANCE APPLICATION VN-182 UNDER CERTAIN CONDITIONS
WHEREAS, an application for variance VN-182.has been made
by Gordon Hedlund to permit the platting of property generally
located north of 8th St. NW and east of the Polynesian Village
Apartment Complex, and
WHEREAS, the procedural history of the application is as
follows:
1. That an application for variance VN-182 was filed
with the City on February 14, 1978.
2. That the Board of Review heard and reviewed the
application at its meetings of February 21, 1978 . ~~~~-Z ~ ~ 1Q ~ ~
3. The written comments and analysis of the City Planner
and all person's statements made at the Board of
Review meeting were considered.
NOW THEREFORE BE IT RESOLVED by the Board of Review that the
following findings of fact are made in respect to VN-182:
1. That adherence to strict ordinance requirements would
cause practical difficulties in developing this site
in the form of prohibitive costs and an ineff iciency
in the use of land.
2. That the location and shape of the property create
unique circumstances that make development of this
property difficult.
3. That the proposed New Brighton Comprehensive Plan
encourages the development of affordable housing and
the most efficient use of land.
4. That - t
m~-2.,--~~t is justified in order to provide increased
separation between the proposed homes and the existing
homes and apartment complex.
