Blanski Addition; <br />BACKGROUND <br />Applicant: Gordon Hedlund <br />Location: Generally north of-8th St. NW, west of .`11th <br />Ave, NW, and .east of the Polynesian'Village <br />Apartment complex (see .attached location map)t <br />Zoning: R^l, Single-family residential <br />'Comprehensive Plan (Draft)s Single--family <br />Ordinance Requirements: Section 10-010 of the Zoning Code <br />states that in an R-1 district the .following <br />minimum requirements for lot dimensions shall <br />be observed: <br />1. 75 feet wide at building setback line. <br />2. 45 feet wide at the front dot line. <br />3. Not-less than 10,000 square feet of <br />lot area. <br />Further, it is stated that a front yard setback. <br />for any structures shall not be less than <br />thirty (30) feet in depth. <br />. Sections 11-040 and 2-700 state that the crucial <br />points of the variance are: <br />1. Undue hardship; <br />2. Unique circumstances, and; <br />3. Applying to the property. <br />I.' <br />
