<br /> <br />February 16, 1978 <br />Application for Variance <br />VN-183 <br />PURPOSE <br />Consideration of variance request to permit erection of a <br />ground sign. <br />BACKGROUND <br />Applicant: Harbon Montessori School <br />Harold W. Erks <br />Location: 1000 Long Lake Road (NW' quadrant of I-694 <br />and Long Lake Road) <br />Zoning: R-1, Single-family residential <br />Ordinance Requiremement: Section 14-080 of the Zoning Code <br />states that institutions in an R-1 district <br />are permitted either a ground sign or wall <br />sign but not both. In addition, ground signs <br />shall not exceed 20 square feet in area. <br />Section 14-220 states that the crucial points <br />of a sign variance are: <br />1. Practical difficulties; <br />2. Unnecessary hardship, or; <br />3. If results inconsistent with the <br />general purpose of the sign ordinance <br />would otherwise occur. <br />The applicant is currently operating a Montessori School in <br />the United Church of Christ building at 1000 Long Lake Road. <br />The school is not affiliated with the church. The United <br />Church of Christ currently has a wall sign which, by the above <br />noted ordinance section, exhausts the signing available for the <br />property. The variance is thus necessary as the proposed <br />ground sign constitutes the second sign on the property. <br />The applicant has indicated that the reason for requesting the <br />variance is for identification purposes. The proposed ground <br />sign is 3' x 4' or 12 square feet. <br />This particular situation may be somewhat unique as there are <br />
