Report 78-135
VN-184 p. 2
cannot be built at a lower elevation. Rather, the City
Engineer has simply indicated that the 930.00 elevation would
be safer than say the 929.00 elevation proposed in terms of
potential flooding or water damage.
In his .application, the applicant has indicated that adjacent
homes are at an elevation less than his proposed 929.00
elevation. While this is correct, we would note that these
homes were constructed prior to the adoption of the current
ordinance.
Lastly, we would note that
record and meets all size
area. The question to be
the home be constructed at
constructed at all.
Alternatives
the lot itself is pla tted of
regirements in terms of size and
considered is what elevation should
and not whether a home should be
1. Approval of variance as requested-- The City Engineer
has indicated that a 1-foot increase over that
proposed would be a reasonably safe elevation.
2. Approval of the variance with a condition that
the lowest floor elevation be 930.00. Staff feels
that this is an engineering problem and therefore
supports the recommendation of the City Engineer.
3. Denial of the variance-- such an action would require
that the home be constructed at an elevation of 931.14.
Staff Recommendation
Staff recommends that VN-184 be approved by waiving the
reading and adopting the attached resolution.
At its meeting of May 22, the Board of Review adopted the
attached resolution (#78-15) recommending approval of VN-184
with an elevation of 929.00 The full minutes of the Board
of Review meeting in regard to this item are also attached.
mes F.
