June 20,.1978 -2- <br />Chairman Brown asked how far from the New Brighton border was. <br />the road in Fridley that serves the .townhouse development. <br />Mr. Erwin stated that it was approximately 2-3-feet. <br />Chairman Brown asked if the applicant would like a delay to see <br />if the City of Fridley could. be contacted about the possibility <br />of using the existing road to serve the southern part of Mr. <br />Erwin's property.... <br />Shirley Erwin stated that she was not interested in a delay as <br />they have already expended a great amount of money and have <br />designed the home for the.proposed lot. <br />Commissioner Anderson stated. that he was troubled by future <br />development on this property and noted that the Board of Review <br />has to address problems related to the land. Commissioner <br />Anderson stated that he saw two alternatives, one being to <br />follow the staff recommendation or, two,. to have the staff contact <br />the City of Fridley in regard to possible joint-use of the Fridley <br />.road to serve Mr. Erwin's property to the south. <br />Shirley Erwin asked if it was possible to approve a variance for <br />the reduced width if the variance for not having street frontage <br />was denied. <br />The City Planner stated that the Board of Review could indicate <br />their feelings to the Council in regard to this possibility. <br />Commissioner Williams stated that he saw no problem in approving <br />'a variance for a lot being 73.5 feet in width as the property was <br />overall very large, but that he was concerned that the lot did <br />not have frontage on a public street. <br />Motion by Anderson, seconded by. Brown, to waive the reading and <br />adopt a RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING <br />PARTIAL APPROVAL OF VN-186. <br />4 ayes - 0 naves - carried. <br />Motion by Brown, seconded by Williams, to indicate to the City <br />Council that the preferred subdivision would be to extend-the <br />proposed lot to front on Spring Creek Drive and to note that <br />such a subdivision may require a jog in the western property line <br />or some form of easement to provide sufficient room for the lot <br />on which the existing home is located. <br />
