<br />July 19, 1978 <br />Report #78-185 <br />ew <br />REPORT TO THE CITY COUNCIL <br />1'1gl7tOt1 Application for Variance <br />VN-187 <br />July 25, 1978 <br />8:10 P.M. <br />PURPOSE <br />driveways-and parking lot do not have concrete curbin and that <br />To consider an application for a variance to not install concrete <br />curbing. <br />BACKGROUND -. <br />Applicant: Lloyd Brandt/Sunnyside Bib 1e Chapel <br />Location: 2455 Long Lake Road (NW of Irondale High School) <br />Zoning: R-1, Single Family <br />Ordinance Rectulations: Section 12-045 (e) of the Zoning <br />Code states that all parking areas which service <br />institutional developments shall have concrete <br />curbs. -: ,. <br />The Sunnyside Bible Chapel is seeking to expand their parking lot <br />to the south (see attached sketch). As noted, the City Ordinance <br />requires that the parking lot have concrete curbs. <br />In their application,-the applicant has stated that their present <br />g <br />the added cost of curbs would add neither utility or aesthetic va lue <br />-The applicant has further stated that the curbing would detract <br />from the. appearance as a mower can now trim along the parking lot <br />edge. _ , ,. <br />he primary purpose of the curbing requirement is to protect <br />landscaped areas from vehicles. In this regard we feel that <br />urbing the expanded parking area would benefit the appearance <br />ather than be a detriment. In addition, ..the requirement for <br />oncrete curbing has been consistently maintained in developments <br />ithin the City. <br />n behalf of the applicant we would note that the sod at the <br />roperty has been well maintained and that we have not witnessed. <br />.problem with vehicles driving on the landscaped areas. <br />issued by City Manager <br />~. <br />
