' July 19, 1978
~. Report #78-185
Application for Variance
VN-187
July 25, 1978
8:10 P.M.
PURPOSE
To consider an application for a variance to not install concrete
curbing.
BACKGROUND
Applicant: Lloyd Brandt/Sunnyside Bible Chapel
Location.: 2455 Long Lake Road (NW of Irondale High School)
Zoning: R-l, Single Family
Ordinance Regulations: Section 12-045 (e) of the Zoning
Code states that all parking areas which service
institutional developments shall have concrete
curbs.
The Sunnyside Bible Chapel is seeking to expand their parking lot
to the south (see attached sketch). As noted, the City Ordinance
requires that the parking lot have concrete curbs.
In their application, the applicant has stated that their present
driveways and parking lot do not have concrete curbing and that
the added cost of curbs would add neither utility or aesthetic value.
The applicant has further stated that the curbing would detract
from the appearance as a mower can now trim along the parking lot
edge.
The primary purpose of the curbing requirement is to protect
landscaped areas from vehicles. In this regard we feel that
curbing the expanded parking area would benefit the appearance
rather than be a detriment. In addition, the requirement for
concrete curbing has been consistently maintained in developments
within the City.
On behalf of the applicant we would note that the sod at the
property has been well maintained and that w e have not witnessed
a problem with vehicles driving on the landscaped areas.
