C <br />REPORT TO THE CITY COUIyCIL <br />Report No. 78-iti5 <br />August 3, 1978 <br />Application for Variance <br />VN-189 <br />Rollin Hansen <br />PURPOSE <br />To consider application for a variance for less than the <br />required 30 foot front yard setback. <br />BACKGROUND <br />Applicant: Rollin Hansen <br />Locationz Lot 4.0, Block 2, Lake Forest (Immediately <br />south of I-694 sound barrier, eastside of <br />Forest Dale Road). <br />Zoning: R-1 Single family residential. <br />Ordinance Regulations: The Zoning Code states that in <br />an R-1 District there shall be a minimum <br />front yard setback of 30 feet, measured <br />from the property line. <br />The applicant has purchased the lot in question for construc- <br />tion of a single family dwelling.- The lot is located at the <br />northern end of Forest Dale Road immediately south of the <br />I-694 sound barrier. The applicant is requesting a variance to <br />construct the home with a 30 foot .setback from the cul-de-sac.. <br />curb which means that the front. yard setback from the property <br />line. would be approximately 13 feet. The applicant has <br />submitted 2 sketches showing the-house located with-the <br />required setback and the. proposed setback (see attached draw- <br />ings). <br />As the attached copy of the original plat and copies of surveys <br />submitted by the applicant show the shape and size of this lot <br />have .undergone substantial changes. First, Forest Dale Road <br />was platted to dead-end at its northern point: Sometime after <br />the. platting, the western 60 feet of Lot 40 was taken for a <br />road easement. Within this easement an offset cul-de-sac was <br />constructed. Secondly, a few years ago the State Highway- <br />Department acquired a portion of the lot for construction of <br />the sound-.barrier. The result of -these actions is the lot as <br />issued by City Manager <br />
