M E M O R A N D U M
TO: The New Brighton City Council
FROM: Clinton Carlson
RE: Additional Materials for the Application for
Variance VN-191, Carlson
DATE:. September 20, 1978
I am attaching copies of the following:
1. Existing .flat Survey of the single lot.
2. Proposed Survey of the two lots after splitting property,
including new lay out of driveways and houses.
3. Topographical Survey of the new lot.
In explanation of the questions and objections presented thus far,
I would like to make the following comments and explanations:
1. As the attached survey shows, there is a 33 foot publicly
dedicated roadway in front of the property.. It is my
understanding that the City Attorney is verifying this
and should have his findings to be mailed out on Thursday,
September 21.
_ 2. From reviewing the topographical survey, you can see that
- --._
the new south lot slopes to the east. There are no
problems created by building the additional new house.
Proper development and landscaping can lessen the possi-
bility of drainage problems inherent in the current
contours.
3. The driveway situation-will be less cluttered and more
attractive after this development. The driveway to the
existing house will be some distance from the one for the
new house. The new driveway :will provide an attractive
change from the existing drive, which is made of old
chipped asphalt shingles and gravel. As you will note
from the proposed new survey of the two lots, the drive
ways are both abutting the 33 foot publicly dedicated
street.
4. The lot sizes have changed slightly from the original
variance request. The lots will be split into parcel
67.77-feet and 70.30 .feet wide rather-than the original
