Memo to The New. Brighton
City Council -2-
September 20,-1978
66 feet and 72 feet. Both will still be 387 feet long..
Therefore the area of the lots will be 26,227 square-feet
(.60 acre)-and 27,206 square feet (.62 acre) respectively.
These are both over 2-1/2 times the. minimum required.
5. The new site plan shows that it is easy to comply with the
set back requirements of the City. Even after placing a
50 foot by 32 foot house on the lot with a 30 foot by 24
foot garage in front, there is ample room to comply with
set back requirements. Our site plan shows a ZO foot south
side set back (200% of the minimum five feet) and a 7.77
.foot north side set back (15.5% of the minimum). This is
therefore on overall a total side yard set back for .the two
sides of 17.77 feet which is 177.7% of the 10 feet needed.
We have surpassed the minimum side yard set back by more
than the amount that the width of the lot is under the
width requirement. In other words, the lot is 7.23 feet
less than the 75 foot minimum, but I have surpassed the
minimum side set back requirements by 7.77 feet.
6. The total side set back on the existing house will be a
total of 23 feet which is of course 230% of the 10 foot
minimum.
7. The ratio of
square feet)
which is onl
is only .276
area covered
south lot.
.total square feet of building area (3,920
is only .149 of the total area of the lot
y 50% of the .30 maximum. The building area
of the current land above water. The ground
is only 11.3% of the--gross area in the new
8. We have not submitted building plans to the City as of
this date. .However, the concept is to have a rambler
with a main entrance and an attached garage to the west.
Due to the slope of the lot to the east, we would have
a full two stories (the main floor plus the basement)
being totally exposed. This would provide a very attrac-
tive addition to the neighborhood.
_ Due to the excess_amount of land, the amount of foliage in the
area-and the well laid out plan for the new and existing houses,
this will provide a very attractive addition to the neighbor-
hood.. I would encourage you to approve the variance because
we have met or exceeded every City requirement except for that,
of lot width. And as you realize we are making the side set
