<br />ATTACHMENT "10" <br />The applicants, Robert and Shirley Erwin, request two <br />variances for their proposed lot. As identified by applicants'' <br />Exhibit 1 it is proposed that the subject property be divided <br />into two parcels, "A" and "B Pursuant to this proposal each <br />tract would be 73.5 feet in width. Because the zoning code <br />requires that R-1 district lots shall have a minimum width of <br />75 feet applicants request a variance for the 1.5 feet difference <br />between their proposed lot (73.5 feet) and the minimum width require- <br />ments required by the zoning ordinance (75 feet). <br />In support of the request for variance applicants point <br />out that the proposed lot even though narrower than the minimum <br />width required by 1.5 feet would be approximately 30,000 square <br />feet in area, greatly exceeding the 10,000 spuare foot minimum as <br />required by the zoning ordinance. Applicants submit that since <br />the proposed lot tract A, greatly exceeds the minimum square <br />footage of the zoning code, the 73.5 foot width proposal is. <br />slight and Will still be wide enough to permit applicants to <br />construct their home meeting side setbacl requirements of the <br />zoning code. <br />The second request for a variance involves the side setback <br />requirements of 5 feet pursuant to the zoning ordinance. By dividing <br />the land into two tracts.A and B of 73.5 feet in width as proposed <br />by applicants the lot line dividing the two tracts of land would. <br />come within 4.3 feet of the Northeast corner of the existing home <br />of Bryam and Marie E.
