<br />' •Page #2 <br />VN-193, NC-34, LP-73 <br />l.. Portions of the front yard (lst Street S.W.) are <br />used for parking. <br />2. The entire front yard is not landscaped. <br />3. The side street yard (8th Avenue) is not landscaped <br />and is used for parking. <br />4. There are vehicles being parked within 15 feet of <br />a street right-of-way. <br />5. There is only a small amount of the concrete curbing <br />provided along driveways and parking areas within the <br />front yard. <br />6. Inadequate wall treatment. <br />~7. There are materials being stored outside that are <br />unscreened and are visable from the public right-of-way. <br />The applicants original application indicated that the only <br />improvement to be made was that some of the outside storage would <br />be removed. Staff's feeling was that such an effort was totally <br />inconsistent with the intent of the ordinance and with other <br />similar permits approved. - <br />The Board of Review considered the application at its September <br />meeting and has recommended that the non-conforming use permit <br />be approved subject to the following conditions: <br />-~-,- That the entire building be repainted. . <br />--2-,- That concrete curbing be provided in the parking lot. <br />~3,.` That evergreen landscaping be provided to screen <br />the front yard parking. <br />°-4T That the old semi-trailers stored be removed. <br />-`5--_ That there be no outside storage. <br />~6:,_. That there be no car parking in the front yard on <br />the west side of the building. <br />The applicant has agreed to these improvements and has submitted <br />the enclosed revised site plan noting the work to be done. <br />The building plans themselves are complete and contain all required <br />information. - <br />The Board of Review also adopted the attached resolution recommend- <br />ing approval of the variance request and has recommended that the <br />building permit be approved. <br />STAFF RECOMMENDATION <br />Staff recommends that the following action be taken: <br />
