ew <br />righton <br />PURPOSE <br />APPLICATION FOR VARIANCE <br />VN-195, PERRON <br />DECEMBER 12, 1978 <br />7:35 P.M. <br />To consider a reque t for variance to allow a subdivision <br />which would result in two lots of substandard width and area. <br />BACKGROUND <br />APPLICANTc <br />LOCATION: <br />Raymond Perron <br />177 Cleveland Avenue S.W. (see attached <br />location. map) , <br />ZONING: R-1, Single Family Residential <br />The applicant is the owner of a parcel of property lying <br />immediately south of Vermont Park which extends from Cleveland <br />Avenue S.W. on the west to 1st Avenue S.E. on the east. The <br />applicant currently owns and occupies a-house that fronts on <br />Cleveland Avenue.. The request is to subdivide this property <br />into two lots which would be 66 feet in width and 8655.9 feet <br />in area. The standards for lots in an R-1 District are 75 <br />feet- in width and 10,000 square feet in area. <br />Variances have been approved in the past if the applicant <br />demonstrates that there are undue hardships or unique <br />circumstances that warrant a variance. The only reason .the. <br />applicant gave for his request was that he wanted to build <br />a new home on the vacant property. The applicant has however <br />provided the signatures of seven (7)-neighboring property. <br />owners who have indicated they have no opposition to the, <br />request. - _ ;: <br />As the location map indicates the lots on the east side of <br />1st Avenue and the lots on the south of 2nd Street S.E. on <br />either side of Ist Avenue all meet or exceed the minimum <br />width and area requirements. It should be noted that in other <br />cases variances have been approved, where conditions warranted, <br />when .there was less than the required width while the area of <br />the lot exceeded the minimum. 10, 0.00 square feet.
