Report #78- 287 <br />Page #2 <br />An additional .factor to consider in this case is that property <br />to the south of the proposed lot. adjacent to lst Avenue S.E. is <br />also vacant and the combination of the applicants property and the <br />property to the south would permit a subdivision creating .lots..... <br />meeting all zoning code requirements in terms of both the width <br />and area. <br />The Engineering Department has indicated-that water service would <br />be available for-1st Avenue S.E. while sanitary sewer service does <br />not extend. north of 2nd Street. Therefore, the connection would. <br />have to be made either down 2nd Street or west over to Cleveland <br />Avenue. <br />The Board of Review at its regular meeting on October 17, 1978 <br />referred the request to the Park Board and the Board of Planning <br />for conunents and recommendations. <br />The Park Board at its regular meeting Wednesday, November 1 , 19.78 <br />took no action on the application. A motion by Carlson, seconded <br />by Kern, was made requesting that an investigation be made into <br />the possibility of the City acquiring both parcels lying immediately <br />south of Vermont Park. The motion carried. <br />The Board of Planning at its meeting on November 16, 1978 reviewed <br />the proposal and discussed the land use issues concerning this <br />parcel. Brown moved, Baker seconded that the proposed Comprehensive <br />Plan's-intentions should be reaffirmed and that the Board of Planning <br />feels that Vermont Park is presently large enough. Motion carried. <br />In summary, the request does not present any warrants for a variance, <br />the lot sizes are inconsistent with the surrounding area and sanitary <br />sewer service is not available for subdivision. <br />RECOMMENI)AT ION <br />Staff recommends that VN-195 be denied by waiving the reading and <br />adopting the attached resolution. <br />The Board of Review at its regular meeting November 21 , 1978 adopted <br />the attached resolution denying the request for a variance, VN-195. <br />Jo n M.
