NO, <br />-STATE OF MINNESOTA <br />COUNTY OF RAMSEY <br />CITY OF NEW BRIGHTON <br />RESOLUTION MAKING FINDINGS OF FACT AND APPROVING PRELIMINARY <br />AND P PPROVING VARIANCE APPLICATION VN-196. <br />I <br />~; WHEREAS, an application fora Variance VN-196 has been <br />~~ made by Mr. Clint Carlson for property at .1315 12th Avenue N.W. <br />to permit the subdivision of property having less' than the <br />required width and not having frontage on a public street, <br />~ and, <br />'' WHEREAS, the procedural history of the application is as <br />~'' follows: <br />,~ <br />;; <br />I 1. That an application for VN-I.96 was filed with- the <br />I! City on October 10, 1978. <br />~; <br />2. That the Board of Review heard and :reviewed the <br />application at its meetings on October 17, 1978 and <br />November 16, 1978. <br />3. That. the written comments and analysis of the <br />,! `Director of Community. Development and all person's <br />" statements made at the Board of Review were con- <br />s idered. <br />~, <br />NOW THEREFORE BE TT RESOLVED by the Board of Review that <br />~' the following Findings of Fact are made in respect to VN-196: <br />i+ <br />;; <br />1. That the property. is uniquely situated adjacent to <br />-.Long Lake and at the end of two (2) publicly <br />{! dedicated and .improved .streets., <br />i; <br />ii <br />~' 2. That the proposed lots while being less than the <br />required width would have substantially greater <br />amounts of square footage and the amounts of land <br />!' area above the water elevation would also exceed: the <br />'~ 10,000 square foot minimum requirement fora R-1 <br />;, <br />~~ District. <br />~. <br />;, 3. That the dedication of street right•-of-way provides <br />'' the City with the opportunity if de4ired to provide <br />a public street to adjacent vacant/undeveloped <br />property to the-west and north of the property in <br />~' question. <br />i <br />,, <br />~' 4. That providing the lot is properly planned and <br />developed drainage should not be a problem. <br />'` 5. The construction of a single family home on the <br />proposed southern lot should not have a detrimental <br />effect on adjacent property or property values.- <br />' 6.
