The <br />property is unioue in that it is considerably longer than it is wic.e. <br />Its current aporoximAte dimentions are a width oP 138.07 feet, a length <br />oP 387 feet and an area of 53,433 square tePt (1.23 acres). This is <br />an excessive a^~ount of land for one single family hone. <br />The sew pro^.osed plot plan ~.ould divide the oronerty into two parcels <br />which would meet or exceed all other requirements other than width. The <br />pro;~osed plat would divide the land into two rectangular parcels ~•~hich <br />would be 70.3 feet by 397 feet and 67.77 feet by 397 .feet with areas <br />respectively of 27,206 square feet (.62 acres) and 2E,227 aeuare feet <br />(. 50 acres). These are 272 per cent and 2E2 per cent of the minimum <br />area requirement. <br />If split into two lots, -this :~ronosed plot wouldbe consistent with t'r_e <br />aeiohborrood. There are many lets in the area :hat are less t^an the <br />75 foot minimum with many of them being only 50 to 55 feet in width. <br />The imia ue circumstance aool,ring to this oronerty is that there is an <br />excessive a•^ount of very valLable lakesrore land .that as one unit is <br />impractical. The shape of t'_:e Iard being extremely deep makes the nor- <br />mal width reauire*~ent a hardship. The hardship created is an extreme <br />one bA~use one width is so close to ~aeetir:g the exact letter of the <br />width requirement and with the width rep uirement beins ^issed by only <br />7,2 feet and. 4.7 feet on the two loss res_:,ectively. The current urban <br />Land useabe is a wasteful one. <br />
