<br />December 15, 1978 <br />APPLICATION FOR A VARIANCE <br />VN-199 <br />PURPOSE <br />To consider an application to construct a 32.5 sq, ft, ground sign. <br />BACKGROUND <br />APPLICANT: Real Five, Inc., Realtors <br />LOCATIC-N: 2599 Mississippi Street, south of Mississippi, <br />west of Silver Lake Road, east Brighton Veterinary <br />Clinic. <br />ZONING: B-3, General Business <br />The applicant is requesting a variance to construct a 32.5 sq. ft, <br />ground sign on a site with a street frontage of 84.03 linear feet <br />in a B-3, Genera 1 Business District. <br />The zoning code, Section 14.-220 indicates that the necessary elements <br />in relation to sign variances are: <br />1, Practical difficulties <br />2. Unnecessary hardships <br />3. Results inconsistent with the general purpose of <br />Chapter XIV, <br />In addition, it is stated that: <br />1. Special circumstances involving size, shape and topography, <br />or location must be attached to the property, <br />2. The grant of the variance shall not constitute special <br />privilege. <br />Section 14-120,e, of the zoning code establishes that one ground <br />sign may be installed or maintained on each street side of 100 feet <br />or more. On each street side of less than 100 feet, one ground <br />sign maybe installed no larger than 6 sq. ft, in area. In a B-3, <br />General Business District a ground sign of 64 square feet in area <br />can be installed if there is 100 feet or more on the street side. <br />Real Five, Inc. is located on a lot with a street side of 84.03 feet. <br />To meet the zoning code a ground sign of six sq, feet in area would <br />be permissible, The applicant is requesting a variance to construct <br />a ground sign of 32.5 sq. ft, in area. <br />
