In addition, the driveway and parking area <br />should have the required-concrete curbing, <br />In summary, the applicant has a somewhat unique :circumstance in that <br />there are three public streets surrounding the site and that the <br />regulat-ion restricting side street yard parking results in a hard- <br />ship .because the additional parking is necessary .for the operation. <br />of the business, The proposed parking should meet all parking <br />requirements set forth in the zoning co de .and additional landscaping <br />on the eastern side of the building adjacent to the. proposed-parking <br />area should be required to adequately reduce the visual impact of <br />the- parking lot. A dditiona 1 landscaping should also be placed in <br />-:the northwest corner of the site to more effectively screen the <br />proposed parking from the public traveling.. on Old Highway #8. <br />RECOMMENDATION <br />Staff recommends that the-Board of Review waive the reading and <br />adopt the attached resolution making findings of fact and recommending <br />approval of VN-202. <br />~~. <br />J n M.
