VN-202, Carley Foundry. <br />Page #2 <br />In examining the attached site plan it should be noted that the <br />applicant•designed the parking area on the street side with the <br />least amount of traffic which would reduce the impact of the <br />parking area. There is a very limited .amount of traffic on 8th <br />Avenue S.W. because this is a deadend street. The street .side <br />along Old Highway #8 and the front yard adjacent to lst Street <br />S.W. will remain landscaped. <br />If the variance is granted the applicant shall pave the parking <br />area and the driving area necessary to connect the parking area. <br />with the existing driveway on the northeast .side of the. site. The <br />zoning code states that no off-street parking will be within 15' <br />of a public street right-of-way and the proposed parking area is <br />situated 20' from 8th Avenue S.W. In addition, the driveway and <br />parking area should have the required concrete curbing. <br />In summary, the applicant has a somewhat unique circumstance in <br />that there are three public streets surrounding the site and that <br />the regulation restricting side street yard parking results in a <br />hardship because the additional parking is necessary for the <br />operation of the business. The proposed parking should meet-all <br />parking requirements set forth in the zoning code and additional <br />landscaping on the eastern side of the building adjacent to the <br />proposed parking area should be required to adequately reduce the <br />visual impact 'of the parking lot. Additional landscaping should <br />also be placed in the northwest corner of the site to more <br />effectively screen the proposed parking from the public traveling <br />on Old Highway #8. <br />RECOMMENDATION <br />Staff recommends that VN-202 be approved by waiving the reading <br />and adopting the attached resolution. <br />The Board of Review at its regular meeting February 20, 1979 <br />recommends .approval of VN-202. <br />'•~eno°n ~ .
