<br /> <br />ate"`"?- <br />APPLICATION FOR VARIANCE AND BUILDING PERMIT <br />VN-204, LP-82 OMEGA MANAGEMENT, INC. <br />PURPOSE <br />This memorandum reviews a request for a variance and a building <br />permit to allow the construction of an office building with <br />less than the required side yard setback, less than the <br />required buffer zone and less than the required number of <br />parking spaces <br />BACKGROUND <br />APPLICANT: Omega Management, Inc. <br />LOCATION: 2722 Highway 694 ( generally the <br />northwest corner of 27th Avenue N.W. <br />and the frontage road just north of <br />I-694) <br />ZONING: B-1, Limited Business <br />T AREA: 32,176 square feet <br />V e Q Gtr G IK('!) g? <br />FLOOR-AREA-RATIO: .26 <br />PARKING SPACES PROVIDED: 51 <br />The applicant proposes to construct a two-story office building <br />to be used in part by an insurance company. The site plan as <br />submitted indicates that a variance is required because of the <br />following: <br />1. Less than the required side yard setback for a <br />business adjacent to a residentialdistrict (50 feet <br />is required, Section 10-080 b.) <br />2. Less than the required twenty-five (25) foot land- <br />scaped buffer zone between a business district and <br />an R-1 or R-2 residential district (Section 10-110 c.) <br />3.
