Report #79- 465 <br />August 23, 1919 <br />APPLICATION FOR VARIANCE <br />VN-208, NORTHWESTERN BELL <br />a_ <br />Y` PURPOSE <br />To review a request to construct a parking lot to be used until <br />s the spring of 1981 with less than the required front yard setback, <br />lack of the required concrete curbing and dustless surface and <br />Y result in more than the permitted number of driveways per site. <br />^ BACKGROUND <br />?' - APPLICANT: Northwestern Bell <br />Paul Williams <br />LOCATION: 390 West Cleveland Avenue <br />ZONING: B-1, Limited Business and R-1, Single Family <br />Residential <br />ORDINANCE REQUIREMENTS: The installation of the proposed <br />. parking lot results in the following variances <br />from the zoning- code: <br />1. Section 12-030 b. requires that parking in <br />the front yard in a business district is <br />subject to the 30 foot setback and the <br />proposed parking lot has zero setback from <br />' the property line.- <br />2. Section 12-045 e. requires that the parking <br />area and driving lanes have concrete curbs <br />and curb stops are proposed. <br />3. Section 12-045 c. requires that. parking <br />areas be provided with a dustless surface <br />and the proposed parking area has a class <br />.2 surface which is not considered a <br />dustless surface. <br />4. Section 12-060 c. states.that the maximum <br />number of driveways per single property is <br />2 unless special permission is granted by. <br />the Council. The proposed parking area <br />would result in three driveways to this <br />site. <br />PREVIOUS COUNCIL ACTION: In August, 1978 the City Council <br />approve a special use permit (SP-82), a non <br />conforming use permit (NC-32) and a building <br />permit (LP-68) to allow the applicant to <br />construct an addition to an'existing building. <br />The site plan approved at that time designated <br />the area now proposed for a short term parking <br />area to be landscaped. <br />i <br />Y
