CADWALLADER <br />PURPOSE <br />To consider a request for a variance to allow a greater density <br />in a PRD development with the dedication of park property. <br />BACKGROUND <br />APPI Tf.ANT: J.A. Cadwallader <br />LOCATION: Generally the northwest corner of Oakwood <br />Drive and Silver Lane. <br />AREA OF TOTAL SITE: 8.98 Acres <br />AREA OF DEVELOPMENT: 4.05 Acres <br />AREA OF PARK PROPERTY: 4.93 Acres <br />TOTAL NUMBER OF UNITS: 35 Units <br />DENSITY CALCULATION COMPARISONS: <br />Maximum number of units allowed: <br />A. Total site at standard 10,000 square <br />foot per unit - 39 units <br />B. Total site under PRD density, 8,000 <br />square feet per unit - 48.9 units <br />C. Subtracting park property at 10,000 <br />square feet per unit.- 17.6 units <br />D. Subtracting park property at PRD <br />density, 8,000 square feet per unit = <br />22 units <br />UNITS PER ACRE (Total Site): 3.89 units/acre <br />UNITS PER ACRE WITHOUT THE PARK: 8.6 units/acre <br />Under the procedures outlined in the PRD section of the zoning code, <br />the applicant is allowed to calculate the density at 80% of the <br />normal district requirements. The applicant is proposing to <br />dedicate the park to the City and is also requesting that the <br />density calculations include the park property. <br />In calculating the density'without the park acreage, the applicant is <br />requesting 50% of the normal district requirements. Since the <br />density without the park property exceeds what is allowed in the <br />zoning code, the applicant must apply for a variance. Without the <br />park property the maximum number of allowed units is 22 units and <br />the applicant is requesting 35 units. <br />
