May 7, 1979 <br /> <br />APPLICATION FOR VARIANCE <br />VN-205, SURFCO <br />PURPOSE <br />To review a request for a variance for two ground signs, 46 square <br />feet in areain a B-1, Limited Business District: <br />BACKGROUND <br />APPLICANT: Getty Refining and Marketing Company <br />LOCATION: 11 Silver Lake .Road (generally the southeast <br />corner of County Road E and Silver Lake Road) <br />ZONING: B-1, Limited Business <br />COMPREHENSIVE PLAN PROPOSAL: General Business <br />EXLSTING U5E OF PROPERTY: Gasoline Service Station (Skelly) <br />CODE REQUIREMENTS: Section i4-i20 of the Zoning Ordinance states <br />that. one ground sign may be installed on each <br />side of 100 feet or more.. The Table of <br />Basic Design Elements dictates that in a 6-1 <br />district a ground sign sha71 not exceed 36 <br />square-feet with a maximum height of 20 feet. <br />A'variance is needed because the applicant is proposing to construct <br />two (2) ground signs of forty-six (46)"square feet in area, one per street <br />side. The ground signs will meet all other code requirements in <br />reference to height, setback and items of information. <br />The applicant has indicated in the attached letter the reasons for <br />the variance. request.. Those reasons are: <br />1. Proposed.-ground sign of 46 square feet is our Company's <br />Standard Size Identification Sign. <br />2. The required new sign bases will allow us to conform with <br />proper set back of 10 feet from our property line. <br />3. The proposed Comprehensive Plan has future. consideration <br />to rezone our property from its present 6-1 Zoning to a <br />B-3 General Business District which allows a ground sign <br />area of 64 square feet. <br />The zoning code, Section 14-220 states that the necessary elements <br />in relation to sign variance are: <br />1. Practi-cal difficulties; <br />2. Unnecessary hardships; <br />3. Results inconsistent with the general purpose of <br />Chapter XIV. <br />
