UN-205, Surfco <br />Page #2 <br />In this particular proposal it appears that the practical <br />difficulty is that the standard size sign of the company is <br />46 square feet which is 10 square feet greater-than the re- <br />quired 36 square feet. <br />The unnecessary hardship is that if the applicant would have to <br />order a custom made sign that would be thirty-six square feet in <br />area, and this would be more costly for the applicant. <br />The intention of the sign section of the zoning code is to <br />authorize the use of signs which are compatiable with their <br />surroundings, provide sound identification and reduce clutter <br />and pro-vide aesthetic enhancement. The applicants signing pro- <br />posal would seem to be compatiable with surrounding properties. <br />The properties to the northeast of .County Road E and Silver Lake <br />Road are in a B-3 zone which allows ground signs up to 64 square <br />feet in area. The Seven-11 store directly to the north has a <br />ground sign of 40 .square feet in area. The proposal provides for <br />soupd indentification and the proposal will also reduce clutter and <br />enchance the aesthetic qualities of the area because the applicant <br />will be doing the following: 1) Removing all of the existing non- <br />conforming signs, and 2) The .proposed ground signs will have the <br />required setbacks. <br />As a final observation in regard to this variance request, the <br />proposed-Comprehensive Plan designates a general business land use <br />-for this property. If this parcel was zoned B-3 General Business, <br />as most gasoline service stations in the Gity are so zoned, the <br />variance request would not be needed because the applicant could <br />then have .ground signs of 64 square feet-in area. <br />RECOMMENDATION <br />Staff recommends that the-Board of Review recommend approval of <br />VN-205 by waiving the reading and adopting the attached resolution. <br />an M.
