Rezoning Proposals- <br />The alternative actions. that can be taken by the <br />Council in regard to the rezoning proposals include: <br />1. Approve R-103 and R-107 (which would result in <br />R-l along 29th Avenue, R-3B in the southeast portion <br />of the property and the balance would be R-2)- <br />2. Approve R-103 and R-109 and deny R-107 (R-1 along <br />29th Avenue with the balance being R-2). <br />3. Approve R-103 and approve an amended R-107. The <br />Council would reduce the area requested for R-3B <br />to the size necessary to eliminate the need for <br />a variance for the requested density. (This <br />would result in R-1 along 29th Avenue, R-3B for <br />a smaller portion of the southeast corner of the. <br />property than petitioned and the balance would be <br />R-2) . <br />4. Deny R-1D3, R-107 and R-109 .(which would leave the <br />property in its existing B-3 and R-2 zoning districts). <br />B. Preliminary Plan for PRD #27 <br />1. Approve the preliminary plan as is (this would <br />result in approving 'the variance for the proposed:_ <br />density and accepting the dedication of the parkland). <br />2. Approve the preliminary plan and require the proposed <br />park land-remain private by not accepting the <br />dedication of the park land.- <br />3. Approve the preliminary plan with conditions., <br />4. Deny the preliminary plan. <br />Staff Recommendation <br />Staff recommends that in regard to the rezoning proposals <br />the Council complements alternative #2 by waiving the reading <br />and holding the first reading. of an ordinance amending the <br />New Brighton Zoning Code by rezoning certain properties <br />from B-3 General Business to R-1, Single Family and R-2, <br />Two Family Residential. <br />Staff further recommends that the Council .implement alternative <br />#3 in regard to .the Preliminary Plan for PRD #27 by taking <br />the following action: - - <br />
