Nelson and approved a building
permit for Sma1T Engine Services subject to a number of conditions.
PRD.#27, R.C.E. CORPORATION/BRICKNER
Chairman Schmidt commented the. Board will be reviewing a preliminary
plan, preliminary plat and variance for PRD #27.
Jim Winkels stated that the applicant's proposal that was reviewed
by the Board on May i5 basically raised concerns over the proposed
.130 units, the approximately 3 acre area to be donated to the City
for. park land and individual ownership of .the duplex units.. The
applicant's revised plan has reduced the total .number of units to
114 units, increased the public park land to slightly-over five (5)
acres, the 4 story condominium has been reduced from 64 units to 56
units, four duplexes or 8 units have been eliminated, and the .plan
indicates that the duplex units will be divided so as to permit
the sale of each side of the duplex. The Park Board reviewed a
rough sketch of the plan on June 6 and commented that the 5 to 5.2
acre park would be more acceptable than the previous proposal. The
Fire Department .reviewed the .plan on June 18, 1979 and. commented
that they would like to work with the developer in deciding the
location of hydrants, emergency access routes and sprinkling.. The
department has a life=saving capacity to a. height of 35 feet,-the,
proposed height of the condominium is 36 feet but since the windows
will be below that point the fire department feels the building
can be serviced.
