PRD #27 <br />VN-206 <br />Page #9 <br />Duplex. units are shown adjacent to the two proposed cul-de-sacs. <br />There was a great amount of discussion. at previous meetings in <br />regard. to a desire to have each side of the duplex available <br />for ownership. The applicants have therefore revised their <br />preliminary plat to indicate the. appropriate property split to <br />accommodate the individual unit ownership. <br />It was brought-out at the Planning Commission that the clustering <br />of some of the duplex units would be desirable as it would create <br />more usable private open space while maintaining the ownership <br />of units. I concur with the Planning-Commission and would <br />encourage the applicants to investigate this possibility. <br />The remaining 56 units of the development are proposed to be <br />included in one building, a 4-story 36 feet high condominium. <br />The building is proposed to be of a very high quality having. <br />manspnary construction, underground parking, complete sprinkling <br />system and elevators. Units would be ownership. My opinion is <br />that a very high quality building of this type would be attractive <br />to many resi.deni;s of this City. I would expect the residents to <br />include mostly singles, young married couples without children <br />and older couples whose children have left home. <br />Parking spaces are provided in conformance with the multi- <br />- fmily requirements. <br />The condominium is proposed to be 4.stories or 36 feet in height. <br />Undera PRD there is no maximum height limit. It has been mention- <br />ed a few times that the Fire Department has the life saving <br />capability up to 35 feet, which would be sufficient to rescue <br />people from the fourth story window. The applicants have indicated <br />that emergency wall ladders would be provided in the event .they <br />should need access to the roof. In addition, for major fires <br />the City has the various mutual-aid agreement. On June 18th the <br />Fire Department reviewed the proposal and has indicated .they are <br />satisfactory subject to condition noted in the Planning Commission <br />motion. <br />Summarizing, the units proposed offer a good mixture that should- <br />appeal to a variety of individuals. The splicing to permit <br />ownership is desirable. A maintenance agreement of the units` <br />would enhance the quality. A condominium iwth the amenities <br />proposed would offer a housing choice that is not available at <br />present i.n the. city. <br />VARIANCE UN-206 <br />Under the procedures .outlined in the PRD section of the zoning code <br />the app licant may be allowed to calculate his. density at 80%.of the. <br />normal district requirements. In this the appli-cant is proposing <br />to donate land for a public purpose and is also requesting to use at <br />
