The <br />applicant is revising those plans <br />and will have them available for <br />the meeting. <br />STAFF COMMENTS <br />Variance Request - The request for side street yard parking <br />appears to be warranted on the basis of: <br />1. That the proposed zoning code allows parking in an <br />industrial district after the forty foot setback and <br />this design meets that standard. It would be a <br />hardship for the applicant to have to design the parking <br />differently if the new code will shortly be adopted. <br />2. That the site is unique in that it is enclosed on three <br />sides by public streets. The applicant has placed the <br />parking adjacent to 8th Avenue NW because the parking <br />will have little impact on that dead-end street. <br />3. That the forty foot setback in that side yard is <br />adequate for placement of plantings to screen the parking.
