<br /> <br />RESOLUTION NO <br />NEW BRIGHTON PLANNING COMMISSION <br />BOARD OF REVIEW <br />RESOLUTION MAKING FINDINGS OF FACT AND RECOMMENDING APPROVAL OF VARIANCE <br />APPLICATION, VN-220 <br />WHEREAS, An application for a varinace, VN-220 has been made by <br />Harold Becker of Becker Carpet Service to permit the construction of an <br />industrial building with side street yard parking; and <br />WHEREAS, The procedural history of the application is as follows: <br />1. That an application for a variance, VN-220 was filed with the City <br />on.May 14, 1981. <br />2. That the Board of Review heard and reviewed the application at <br />its regular meeting on May 19, 1981. <br />3. The written comments and analysis of the City Planner and all person's <br />statements made at the Board of Review meeting were considered. <br />NOW THEREFORE BE IT RESOLVED by the Board of Review that the following <br />Findings of Fact are made in respect to VN7220: <br />1. That the property is zoned I-1, Light Industrial; <br />2. That the proposed parking is setback at least 40 feet from the <br />right-of-way and the proposed zoning code would allow such parking; <br />3. That the site is unique in that it is enclosed on three sides by <br />public streets; <br />4. That the forty foot landscape strip next to 8th Avenue NW provides <br />for a landscaped area to screen the parking from the right-of-way. <br />BE IT FURTHER RESOLVED, That the Board of Review hereby recommends <br />approval of VN-220 subject to the following conditions: <br />1. That the landscape plan includes: <br />a. Eight to ten evergreen plantings 6' to 8' high in the <br />southwest corner of the site; <br />b. That at least six trees on the west side and four trees <br />on the north side of the building be planted to offset <br />the building bulk; and <br />c. That shrubs and at least 4 trees be planted in the forty <br />foot landscape strip adjacent to 8th Avenue NW. <br />2. That the applicant provide a 9.5 foot easement for road <br />purposes along Old Hgihway #8 and therefore move the <br />proposed building to the east; and <br />3.
