Page 2 <br />Becker Bros., Inc. has been a leading Twin City Floor Covering <br />• Service of New Brighton since 1966. Our request for Tax Exempt <br />status is as follows: <br />"Discourage emergence of blight and marginal lands." <br />We are improving on marginal land, as our parcel has non-conform- <br />ing residential structures that will be removed. <br />With the development of an office and warehouse of 31,000 square <br />feet, we are using maximum allowable square footage of building <br />area on approximately 2 1/4 acres, thus creating a significant <br />addition to the tax base in New Brighton. <br />Other specific quidelines in the Resolution are: <br />"The industrial/commercial development project shall be <br />consistent.with the.City's Comprehensive Development <br />Plan and other existing codes." <br />Becker Bros., Inc. is a Floor Covering Service, thus creating no <br />special use of air, water, or energy. Our approved plans are in <br />total compliance with all existing city codes. <br />"Primary consideration shall be given to the Highway 8 <br />corridor area and other areas where difficult soil or <br />other conditions exist." <br />• On the west, 307 feet of building site borders Highway 8. We <br />have deeded a portion of corner land at Highway 8 and 1 Avenue NW <br />to the Minnesota Highway Department for improvement of that <br />intersection--our proposed building being a major improvement of <br />the Highway 8 corridor. <br />"The business shall be of a nature that the City would <br />wish to attract, or an existing business the City would <br />desire to have expand within the City. Desirability <br />shall be measured in terms of . . . A significant number <br />of new jobs for the City." <br />We currently employ over 100 employees in our company--operating <br />out of two locations--at 15 Highway 8 and Dayton's Distribution <br />Center, 701 Industrial Boulevard. We have outgrown both facilities <br />and our need to expand and consolidate a major portion of our <br />service is crucial according to a projected 20 - 25 percent expan- <br />sion over three years. <br />"Generation of limited amounts of traffic. Both in <br />relation to type of vehicle-and number of trips." <br />Our service vehicles are of the light van type that are dispatched <br />from the employee's homes to the job sites, with loading at <br />facility location early a.m. and seldom return that day. Our <br />approved plan indicates all truck traffic to enter and exit on <br />8th Avenue NW, which is a dead end street.
