_4_
SITE AND BUILDING PLANS
The site and building plans include the aforementioned
modifications to the zoning code. Also, the building
elevations do not `provide a height` designation or type
of exterior wall treatment. The plans are,not',signed'by -
a _registered architect or engineer.
Note that the previously discussed condominium building
had only 56 units instead of the 58 unit condominium being
considered now. The applicant as a result of the Rice
Creek Watershed District approved drainage plan 'deeded .a
4-plex lotto the City for ponding., Because of the loss
of the 4 units the applicant is proposing two additional
lots within the condominium building. Staff contends that
this 'request is within reason and will not adversely or
substantially alter the impact of the density of the PRD
on adjoining properties.
LANDSCAPE PLAN
As previously mentioned the landscape plan is deficient in
the following areas
I. Buffering the parking lot;
. 2. Breaking up the bulk of the building;
3. Screening the swimming pool; and
4. Screening the storage pond on the northwest corner of
the site.
5.. Protecting existing trees.
Since the proposed landscape plan is completely inadequate,
the Planning Commission recommended that the applicant havea
revised landscape plan approved by the City Council prior to
the issuance of a certificate of occupancy.
