_4_ <br />SITE AND BUILDING PLANS <br />The site and building plans include the aforementioned <br />modifications to the zoning code. Also, the building <br />elevations do not `provide a height` designation or type <br />of exterior wall treatment. The plans are,not',signed'by - <br />a _registered architect or engineer. <br />Note that the previously discussed condominium building <br />had only 56 units instead of the 58 unit condominium being <br />considered now. The applicant as a result of the Rice <br />Creek Watershed District approved drainage plan 'deeded .a <br />4-plex lotto the City for ponding., Because of the loss <br />of the 4 units the applicant is proposing two additional <br />lots within the condominium building. Staff contends that <br />this 'request is within reason and will not adversely or <br />substantially alter the impact of the density of the PRD <br />on adjoining properties. <br />LANDSCAPE PLAN <br />As previously mentioned the landscape plan is deficient in <br />the following areas <br />I. Buffering the parking lot; <br />. 2. Breaking up the bulk of the building; <br />3. Screening the swimming pool; and <br />4. Screening the storage pond on the northwest corner of <br />the site. <br />5.. Protecting existing trees. <br />Since the proposed landscape plan is completely inadequate, <br />the Planning Commission recommended that the applicant havea <br />revised landscape plan approved by the City Council prior to <br />the issuance of a certificate of occupancy.
